furnace duct not incorporated in design.

I think this design comes the closest to all the requirements that I had laid out.
The photos were dark so some were hard to visualize. Like the attention to detail on the design elements.
Thank you dear client for the comment, I have checked the renderings which I sent you, they were bright on my laptop screen, if you need so I can send you brighter pictures.
I love the materials you chose for this design. The kitchen is particularly spectacular. I also like how much space there is for a table and sofa. However, my in-laws, who are almost 60, prefer the design with the stairs. I see why you went with this option, though. Very well done!!
This design is among my wifes top 5. She enjoys the open concept.
The designer put in the required effort and presented 6 different options for the layout, which I found to be appealing. In particular the Option 3 looked good. Unfortunately, my comments on the wall regarding the size of walk-in closet located outside the master bed (adjacent to the master bath room) were not captured in the final layout. Regardless of this, I would rate the designer's proposal as #1, reflecting the appropriateness and elegance of the designs (particularly option #3, as it requires fewer changes), in my view. Lastly, I'd greatly appreciate if the designer can make the tweaks in the modified plan to reflect the closet walls and size etc. This will make the dimensions, layout etc more realistic.
Dear Designer, This was great effort considering that your team generated 6 options for our project. Congratulations! The main challenge for the various options (though buildable) is that they have no buffer zone for privacy as per client's requirement. They share a wall instead of being separated. Kind rards David
no bedroom information.
Some interesting elements. Nice idea to extend the deck across the complete house. Pergola aesthetic misses the mark, unfortunately.
Thank you for your hard work! There were 7 options offered. You reminded us of the fact that we need to have a workable triangle that all kitchens should have. The ONLY negative was the options were so small, we had trouble blowing them up to see the different layouts. We appreciate the work put into this.
Thank you! I would have liked to see more pops of color. Thank you for your time.
This is a really elegant and werk thought design. The narrative reflects a solid understanding of the program and the project constraints. The materials and color palettes reflect a minimal and elegant aesthetic which help make the design buildable!
I like this!
Thank you for the dimensions
As with so many others, this one also misses the mark in placement/purpose of pergola. Other than that, I like the mix of shapes and materials and the center-point planter. It is beautiful in its simplicity.
Thank you so much for your submission!
Great design & detail. Thanks for your submission!
Very impressed with this design, but disappointed that it lacked a bill of materials. Kind of a shame, as we think Option 1 could work very well.
Very nice. The design, as submitted, would require relocating the existing window which would be an unnecessary expense.
Best bit is the use of wood flush with the closets and TV. Wish the design had more color.
Great design. I LOVE that there was a shopping list for possible fixtures and materials detail, paint colors, etc. I think 'd choose a warmer tile, even in grays, but this is fabulous!
Would like desk sourced instead of custom-made.
Thank you for taking the time and energy to create a design for our project. I'm sorry to say this design was not what we were looking for. Renditions are small, dark and difficult to see. Again, thank you for your time
Dear Arc 231, Thank you again for participating in my design/remodel project. Please know how much I appreciated the thought and creativity you put into my home project. Your condo layout was extremely thoughtful with amenities, (I particularly like the herb growing area, ballet barre, and enhanced lower-level/stairwell) but in receiving cost estimates for the needed construction and demolition, it was on the very high end of my budget and significantly higher than that of the winning submission. Also, unfortunately, the design of the second floor made it a bit difficult to resell as typical three bedroom home without an additional significant investment (the change of the two bathroom layouts and access being the main causes). Please allow me to express my gratitude to you once again as truly enjoyed being immersed in your drawings of what could be... I appreciate the time and thought you put into my home. Kind Regards, Robyn = )
Thank you for your project. You design is very practical, the graphic material and the floor plans were of good quality and the whole project is probably buildable. However, the colors and finishes were not to my taste. It felt too utilitarian, without any design touches that made it feel like a home kitchen. Your project was also missing the material list, which means you didn't meet an important selection criteria. Thanks again and best of luck in your future competitions!
Your design provides exactly the type of function we're looking for as well as the décor that fits our style and we believe gives a wow factor to the room. We were especially happy with the color choices and the creative modifications you suggested to the book cases. If we could change one thing it would be a different rug because the one you selected looks a bit too much like an Indian blanket to us. We would prefer a rug pattern that was maybe a bit softer.
Overall, I really like the look and feel. Adding wood panels to the closet wall is pretty cool. The sliding door with bricks behind it is awesome. It's my favorite idea for separating the bedroom and bathroom area. I think the kitchen setup looks great. I like the counter tops and cabinets. Lowering the ceiling is an interesting idea. I am not a big fan of the living room area. The furniture setup doesn't look that appealing. I don't really like the entertainment center and TV placement. There are lots of good ideas and this is definitely in my top 4 designs.
Options 1 and 2 give a lot of possibilities for storage without restricting functionality. Unlike several other submissions focused on storage, this submission provided for significant amounts of closed storage. Americans are not accustomed to the washer/dryer in the kitchen, and their placement underneath kitchen countertop is not ideal for attracting renters. While otherwise an aesthetically appealing submission, I rated submissions which did more to separate functions higher.
Excellent job with providing two options.
I really like your blue layout. I like the separation. But the style and coloring and furniture is very cold. Can you warm up the design?
Thank you. Page 2 is confusing. Not our style. Thank you for your time!
I like the Rocket logo in the floor and on the wall. I am not a fan of the flames. I don't like the metal shelves. I would be prefer more modern shelving.
Nothing new around tub. Countertop well done. Liked ceiling
Thanks you for your creativity and the quality of your work! Kind regards, Pablo
Thank you for the submission. Because our HVAC & water heater are located where the breakfast nook in your design is, that made that something we really couldn't consider. The swapping of the family & dining rooms was OK, but there doesn't seem to be as good a flow from kitchen to dining room as in some of the other submissions.
Very good designs. Photo size could have been larger to see in more detail. Also, don't see that a microwave is included in designs.
Thank you for participating! We enjoyed the renderings and hadn't considered a skylight, but might add one or more to our plan somewhere. We liked some of the master bathroom layout ideas and might incorporate them into our plan. We liked the idea of bookshelves in the master bedroom sitting area and the bit of separation of that space from the bedroom. We liked the shelves in the vanity facing the toilet in some of your early renderings. Unfortunately, an incorrect site plan and placement of existing house on the site led you to numerous problems. (The property lines in your design were skewed and/or inverted.) The addition was bumped in toward the "courtyard-to-be" instead of out toward the property setback, etc., making for a cramped "courtyard" and a difficult passageway to navigate for heavy equipment to reach the utility easement. The roof over the pool room was overly complex. The washer and dryer on interior wall would not work.
Thank you for your submission, and for sharing your design proposal. I like what you proposed; it was interesting, and I learned a lot about how I might decorate/design my living room. I especially like that you listed each and every item, the cost of each and every item, and the specific websites where I could go to see and purchase these items. This is a big help, and you were, I think, the only designer to do this. Thank you! Your design itself was too simple and uninspiring, though. The room right now is pretty barren, and what you proposed doesn't seem to add much -- just a couch and a couple of chairs. And the couch and chairs don't seem that comfortable. I would have liked a more homey and alluring design. The room should be inviting, warm and welcoming, but I don't get that from your design. It seems sterile. We need more color and more accessories, i think. A simple, plain white couch doesn't cut it. I also downgraded you on buildability, because, unlike some of the other designers, you didn't provide much detail about specs and dimensions for any of the wall units, furniture or accessories. Equally important, you didn't give me any details about the shelving next to the fireplace. How many shelves and what size should those shelves be? I have no idea, because you didn't tell me. Ditto the carpet. What size should it be? The carpet that I now have is too small, I think, but you seem to have left it in place. That said, I probably should have been more explicit about what, exactly, I was looking for. So i can't fault you that much. This has been a learning experience for me. Still, thank you for your design/furnishing proposal. It did finish in third place, and I did learn a lot. Moreover, unlike the first design that did win, it is functional. Thank you! V/R John
