Great plans and excellent detail. Simply wasn't one of our favorite tower designs and we prefer the tower to be connected to the house versus a connector/walkway. With that said, nice approach and excellent presentation.
For this entry, we really liked the size of the family room, its connectedness to the dining room, and the aesthetics of the back of the house. We also liked that the entrant provided a lot of visuals to help us understand the concept. However, we still thought their weren't great sidelines between the family and living room that would allow the cook to interact/watch the game with friends in the family room. And we would rather have had the fireplace as the focus of the family room, as opposed to between the family and dining rooms. Thank you very much for your submission.
I love this submission. The design was good, the renderings were great, and I appreciate the sense of humor incorporated into it. My only very tiny critique, is that the closet might have been addressed better, but overall it is very buildable. I don't know how to incorporate a guy playing guitar in the bathtub in my budget. But I appreciate the dog in the renderings!
The design offered a great arrangement of bath, laundry, storage, and guest bedroom. We felt that the placement of the living room and the bedroom doors did not give privacy when visitors are around. Thanks.

Arc386 did a nice job. Really liked the roof deck concept and the spiral staircase coming off the 2nd floor porch. Unfortunately, the indoor burners will not fly with the city zoning as they would constitute a 2nd kitchen. The upper deck outdoor BBQ would work fine... but would be less practical for everyday use. Overall... nice job!
I like the submission. It's very creative and I really like the angled island. This design, however, uses the foyer/kitchen wall for the placement of appliances. Thus, the design loses the open feel from the foyer. However, the designer thinks like me. He too angled the bathroom wall in order to create more space in the living area. I like that idea? Overall a good solid submission that deserves at least an honorary mention.
Many many thanks for your artful design and the explanation. Its shape blends very well in the existing architecture and was noted as likable and appealing by the board, and I think the black and white version emphasized it even better. Thank you for having thought of two options - the dark granite one and the light one. And your PDFs with cyrillic notes are simply great and so very detailed and demonstrative! Thanks a lot for them :) (Unfortunately I could not open the dwg files, very sorry about that). The board meeting results: on the overall so far the board haven't approved any of the submissions unfortunately, saying that all prospective vestibules and stairs take too much pavement space. I am trying to figure out how to make the structure narrower now...
Stairs are opened up by removing ceiling above lobby. I love many of the features and details put into this design. The kitchen and family room layout are great. Very fun. I like the idea of the bedrooms towards the front of the house but not sure about the flow to the bathroom. I like the office hall though.
Nice design. Putting a bathroom door at the foot of the stairs is an outstanding idea! You are the only designer who thought of that, and it had never occurred to us either. You were very creative. Great job meeting our criteria, however the design has more of a "game room" feel to it than we intended. Also, the wall nearest the furnace may be too close to meet fire safety codes. A few minor negatives: The poles are very exposed in your design, we would prefer to hide them if possible. The combined bathroom / laundry room might be awkward for guests. Overall this is a nice design and we appreciate your effort!
Once I got over the mystery of the rooflines, I really liked what I saw. We never would have imagined the entry door in that position, adjoining the garage entry, but it works. It's efficient. Plus it doesn't look as disruptive to what is built as many others were. We do not like the flat roof over the garage. Perhaps we could work with that differently. Would you be prepared to offer your dwg files to advance this design? Or would you work for hire on next stages?
There are many choices you present here that are new and interesting. The mix of the triangular porte-cochere with the wrought iron seems inconsistent. But the practicality of the free-standing roof over that drive is quite appealing.
Thank you for your work on this. I just don't think that changing the stairs to cross the front yard (and lower lower apartment's line of sight) makes any sense whatsoever.
Its beautiful and its functional, but its just not what we asked for. We wanted something a little more modern/japanese themed, but we don't see that. My wife said that it looks a bit more like a summer home. It also feels a bit cluttered. We didnt really knock you for that though. It also seems to kind of remove some of the benefit of the open floor plan, although we do like how the counter makes a type of window.
