This was a lovely submission. I loved the features that were incorporated into the kitchen design and felt like the designer met all of our needs and specifications with the HOA. The images that were submitted were of very high quality - I didn't score a perfect 6 as some of the other designers had many more files of similar quality. The symmetry of the outside look is great - our only complaint with the exterior was that we didn't care for the white feature wall. Most of the house functions and flows quite nicely. We ended up not desiring the office and laundry room in the back corner, and questioned what we'd do with the bonus space upstairs.
The layout of rooms (positioning) is quite logic and practical. I appreciate the garden in the north face to improve the view of the dining room, a good idea, but hard to implement with light sensitive plants as no sunlight will reach them. However, in my humble opinion, it lacks the “wow” aspect. The façade looks more like a modern house than a Mediterranean style. This proposal is quite practical, but not scoring high on aesthetics. I have structural problems with the exterior wall of master bedroom (East) and its east balcony, where do they discharge load on first floor? Lastly, all the literature I have read indicates that the best position to install solar panels is at south side (for North Hemisphere). The strongest sun is at noon, when sun is on south side. If you put them on North side you miss completely the AM sun (no enough power during those hours). I appreciate very much your hard work for this project.
Thanks for the design so far we like it a lot, we need some changes, 1. I like to change the color of the roofs 2. Would like to know if you have a design for the stair, 3. The front part of the house, there is a garden small one, do you have a design 4. Also we need to see the design of the TV room (family room) in the second floor. Could you please use wood floor please
