The design is very clever and provides windows for all bedrooms, including guest room while providing private area/access for family. We love that it is very adaptable and that both the guest room and the second bedroom can be reintegrated into the day area. It is very cost conscious and it provided great solutions and alternatives. It also took into consideration the possibility of reverting back to 2 units with. Thanks.
Unfortunately only the floor plan came through, it states page 1 or 10. Since we couldn't see the rest of the submission it was difficult for us to rate or provide real feedback.

Thank you very much for participating in our contest. Your design is very beautiful, however it did not follow at all the instructions we had laid out. We put ideal plans into the materials to show we are interested in a design that expands the kitchen out as far as the current mudroom while adding bedrooms/bathroom above the new kitchen area. We are not interested in adding on to either side of the house, rather extend the kitchen area and add rooms above. Please see the included ideas we put into the materials. The thought of adding on either side (right or left looking at the house) is lovely, but not practical and would take all of our side yard away which is important to bring things down/up to the beach. That said, we would love to see any updated designs you would like to submit as you are clearly very talented! We would also like thank you very much for your time and effort!
Love the re-combined bedroom plan and loft/bedroom/office though no so much the closet placements in the combined bedroom.
What a thoughtful design! We really appreciate all the detail and effort behind it. We particularly like how you laid out the shower, tub, and toilet along the exterior wall, relocating the toilet for privacy and keeping the shower and tub separated. We don't (sadly) have the space for the bay window, but could keep a standard window where proposed.
Thank you so much for your submission. This design met all of the project criteria nicely, I especially like the second entrance for the two room additions. The master suite very nice. The overall traffic flow was good. The entrance next to the kitchen felt a little awkward, though. Also, I found your supporting text most informative.
This is my second choice without rebuilding the walls from the front entrance. The freestanding island is useable but would like to reconfigure the shape. Love the bar area, would need to think this further considering the existing space. Lovely hand drawn design. Thank-you very much for your time and consideration in designing for us. Arc709...thank you for a very nice design. We were very impressed with your vision and use of space. I particularly liked the outside BBQ that had an inside/outside feel and opened up to a counter on the deck. The decks were beautiful and really changed the look of the house. In the end, we are not as interested in modifying the downstairs to the extent you envisioned but we very much liked the concept. Thank you.
Thank you for submitting so many options for your designs. The design while nicely feminine, it was a bit too formal. Also eliminating my closets and using what looks to be a breakfront or china cabinet doesn't really work for me. However I really appreciated the details of the additional tables and thought behind the "little things".
I want to offer my sincere thanks for this beautiful design. I truly appreciate all the thought you put into it. It had several elements that we liked very much (the cabinets along the east/laundry room wall, and the beautiful unwasted space you created by opening the corner into the laundry room). I also loved the way you split the double wall ovens and the refrigerator along the north wall. This design ranked very high among my friends.
Design is inconsistent with the 2 level building changing sides of the house a few times. Don't like the blocky-ness of the design and it has not taken the lay of the land into consideration.
Wow! - You hit the nail on the head with this. First, we appreciate your written documentation. Second, you took a chance by redesigning the project in several ways we had not thought of. Your explanations for these changes were not only for aesthetic reasons, but also for function and the ability to build. A very thoughtfully designed floor plan. The designer has paid heed to all our functional requirements as well as made it incredibly presentable and good looking. The attention to detail has been spectacular.
Beautiful home, although I'm not sure it fits the FAR criteria for the zoning.
This was the most attractive exterior elevation we received, and more importantly, I think it is probably the most structurally strong. While I at first backed off on having a front porch across the entire front, you convinced me that structurally that would be best and you managed to make it beautiful at the same time. The floor plan, while very creative, does not meet our overall needs -- but, I did get some good ideas from it. Thank you for submitting.
This is the same design submitted to another client, seemingly without any modifications whatsoever to meet our requested criteria. Also missing drawings per the requested deliverables. UPDATE: Thank you for (re)submitting the requested docs - sorry for the misunderstanding up front. While the design was attractive and met most of the criteria, it has what we considered to be a few critical issues. First, we were looking for a 2-story plan; while your design does have a single room upstairs, the rooms we actually wanted upstairs all ended up on the ground floor. Second, while attractive, the design would be extremely expensive both to build and to operate, as every room has multiple exterior walls and the design basically maximizes both the foundation and roof areas. Neat idea, but not for us.

One of the few designs that met all the major criteria in the proposal. The entrance feels a bit too open. The pantry appears very distant to the kitchen work triangle and it would have been nice for overnight guests to have direct access to the adjoining bathroom. The size and placement of the china and coat armoires seem to be unnecessarily defined by the structural elements across the room (or vice versa).
