Very creative, but likely outside of budget. A couple more images would have helped as well.
The landscape design is lovely, but not consistent with the traditional character of our tastes and neighborhood.

Thank you for your design submission. It was nice to see an enclosed garage, but I wonder about the space for larger vehicles. I like the dimension on the front and the storage closet.
Really nice graphics to help us envision the concept! We like the idea of the floor to ceiling windows looking out on the pool and yard. Addressed all of our modules, although didn't contemplate how to deal with the "matching brick issue" we will encounter for the front of the home.
Arc833...thank you for your thoughtful design. We like many elements of your design but ultimately chose something else because we did not want to break up the great views of the 1st floor with support posts of the decks and because the glassed-in great room would become extremely hot with the strong evening sun over the coast. This is a aesthetically pleasing design but it completely ignores our explicit stipulation that the front retaining wall remain intact.
The stairs still seem closed up. I liked some of the kitchen space ideas, the angled bar and laundry space.
Dear Arc 277, Thank you for participating in my design/remodel project. Your condo layout was interesting, however in receiving cost estimates for the needed construction and demolition, it was well above the high end of my budget. Also, unfortunately, the design eliminated much of the needed storage in the kitchen, and not quite practical for our everyday use (for example, the living room furniture set-up). I often feel cramped in the space with 8' ceilings, and the wood beams made me feel like this feeling would be enhanced. Thank you again for sharing your creative genius with me on my condo project. Very nice! Your covered pavilion was exactly what we were looking for in outdoor space. Your idea of separate bedroom areas in the lower level was appreciated. We would love to be able to use the exterior finishes, but will most likely keep our existing brick. Nice job - thank you!
overall ok. Our main concern is the sales and customer service area next to the show room. It is too separated and it seems it's a car dealership type of arrangement. we actually mostly do telephone sales and customer service, so we need a bigger desk area and bullpen, not the separate desks. thanks

Hey, I like your idea, it's practical and functional, overall buildable. However, I dislike the vast space of grass. I would like to see more of a secluded and private area filling up the space, with trees, tall bushes, etc. Making me feel a far out from the metropolitan area. Overall an effort well done, good luck!

Best 2nd floor layout! I love the idea of splitting the new octagon like that. The Octagon is a little too low (does nto connect properly with the other one) so you actually have even more room. I liked the mudroom area as well. I will switch the toilet and the shower to give a better view. I think the nook and the dining table seem too similar. I appreciate the cost estimate. Note that the new octagon should about 3' further up to connect properly to the current octagon. Also, more room dimensions would have been helpful.
Thank you for your design suggestions. Unfortunately, I really didn't like the overall look of the place. I did also request usage of laminate flooring from Home Depot for installation purposes, which was not used. The closing of the HVAC is not possible as all the venting has been removed, so this is not a practical or buildable design. I also did ask for specifics on where to obtain the materials to build the submitted design... some of the elements, like the rusted corrugated metal...were not provided. No design for the bathroom or bedrooms was submitted. Cost of the items selected was excessive, and did not meet provided design criteria...eg the $3000 dining table or $1000 floor lamp.
There isn't enough change here to warrant the effort. It just isn't very exciting.
It's a pretty design, but overall this feels austere and cold. For an apartment building I would like something more warm and welcoming. Also, the columns don't seem quite right for the structure, and I think the brickwork would but pretty expensive to build.
Thank you for submitting your design. In the master bathroom, we like the fact that the shower is on one side of the door to the pool and the toilet on the other. We will see if we can incorporate that idea into our final plan. You kept most roof lines simple and the continuous garage-carport roof is an appealing idea. Your nice renderings were helpful. Unfortunately, you modified an existing major structural exterior wall in the new laundry room that we aren't planning to modify, and that room is one of the hardest to design in this competition (before I realized that wall change, the sewing room was very exciting!). The screened porch is small, the walkways and the roof get weird through there as well.

Arc 334 Thanks so much for participating in our project. We really like the exterior you came up with and the second level ideas suit us very well. However, I think main level ideas, in particular, the kitchen area, will be too small for me as we entertain a lot and the kitchen is my domain! Good luck in your future endeavors!
I liked the floor plan but thought the glass structure on top made it less attractive and less buildable.
Thank you for taking the time and effort to prepare a submission. We sincerely appreciate the concept. For us, there was probably too much emphasis placed on the exterior design, which may not be buildable within our budget. Without interior renderings, it is hard to envision how the spaces fit together or how the escalator looks next to the skylight. Thanks again. Great renderings and site plan. Definitely one of our top two. UPDATE: Thank you for resubmitting with our requested changes. We still think your site plan was the most creative of all the submissions we received; however, there were a few things with the floor plan we couldn't quite wrap our heads around (the mud room/stairway room, the master closet, etc.).
You had some great ideas and beautiful design features. You were a favorite of my friends and family. The major drawback though was the indoor pool - I am afraid it would be a major safety issue. Thank you so much for submitting! I really appreciate your efforts.
