We have an exciting and ambitious project we would like to share with you! Its the opportunity to take a Victorian basement apartment in prime real estate in central london and re-develop to add 2 additional lower levels, creating something architecturally stunning inside and out within a challenging space.
My wife and I have now developed 4 properties in UK the last one, our home, was finished 4 years ago.
Our home was a 1 bedroom basement apartment that we extended to the side and the rear to create a 3 bedroom basement apartment and adding a structure at the end of the garden with another bedroom for guests.
As our family has grown so have our needs and we now need a bigger property but with the cost of buying a property in our area being in excess of £11,000 per sqm we cannot afford a house that we would like.
So we aim to add more space to our current property adding an additional ~150 - 200sqm for around £400,000-£500,000 by going down by an additional two floors.
Any of you who have worked in the UK will know that we will require permission from the local council to do this and in order to receive this the new design has to be architecturally beautiful and forward thinking in terms of materials and design.
WHAT WE NEED FROM YOU:
$300 is not the budget for the full house design what we want to achieve from this cost is choosing the Architect we are going to be working with for the rest of the project so all that is required from you to win the project is the following:
-Sketches either hand drawn or by computer to communicate your concept or vision for the property.
-A floorpan showing the layout and placement rooms
LIGHT LIGHT LIGHT!! We cannot stress enough that clever use of windows and reflections will help win this project.

All rooms to be luxurious in size. E.g. If a bedroom doesn’t comfortably fit a queen its too small.
Eco friendly but not going hippy using new technology and products to enhance the build and the home for better living.

New ways of building basements rapidly and cheaply we would like to explore (polystyrene moulds etc.)

The front room of the house currently the master bedroom, cannot change (i.e. walls must stay in place) and must keep the fireplace.
The purpose of this room can change tho and that is up to you.
Also the front look of the house cannot change from the road as this is a requirement from the council that as you look at the house from the street it looks as if it is exactly the same.
