This Modern Facellift seeks to simplify the home’s overly complex appearance while conveying a modern sense of sophistication and elegance. It features a series of projected “facade ribbons” to visually minimize the number of window and door openings. These ribbons also redefine the home’s scale and material palette. While stucco is still the most prominent material used, ledge stone, stained wood planks and aluminum panels accent the home for dramatic effect. No structural alterations are required. Minimal changes were made to the existing window and door openings.
The small front balcony, while nice to include in a real estate listing, lacks privacy, is visually awkward and represents a potential security hazard (kids often forget to lock balcony doors). This proposal eliminates the front balcony, replacing both doors with new aluminum windows. The ribbon on the front facade is meant to draw visitors towards the front entrance. It helps to create a sense of visual balance, without attempting to apply a false sense of symmetry like the existing balcony configuration does. The master suite features an expanded balcony with sleek frameless glass guardrails.
