I recently purchased a 1966 Modern home in need of complete remodeling, however this project is focusing on The house has low ceilings and I want to add a sense of grandeur to the main room by adding an according door where the large window is, removing the wall between the Living room and Kitchen, as laid out in attached "New". The accordion door will open to the balcony. While standing on the Balcony I want to be able to see all the way through to the kitchen, with the skylight(s) adding light in key areas, from the living room to the dining area, to the kitchen.
Fireplace and credenza stay. Ceiling cannot be raised, just add lift through vaulted skylights. The house faces north, so the sun path is over the roof from east to west. Consider this when vaulting the skylights. Roof is pitched with an attic that you can stand up at it's highest point, so plenty of room for framing the inside of the skylights. Velux has a nice guide online regarding the installation of their skylights.
My floors will be a medium brown shade and I wish to have light countertops in the kitchen, with a median colored wood for the cabinets and island. Please designate an area between living room and kitchen for a dining room space. The skylight should not impede the addition of a light fixture over a long dining table.
Kitchen: The new Kitchen plan that is attached is not set in stone with respect to the countertop closest to the living room. Actually I think an island would be a better choice than this layout. As you can see the space is really big. Feel free to redesign that counter top between kitchen and Living/dining area. Maybe an island that can seat people. The other counters in the kitchen cannot be changed.
Wall removal: The wall between the living room and kitchen is a bearing wall and will need some type of support. I do not mind having a pole or vertical beam, behind the credenza cabinet or even inside the vertical cabinet (see photo) that goes up to the ceiling.
Lighting: Take into consideration the placement of recessed lighting in the living, dining and kitchen areas. Also, it would be cool to place lights where they can shine down from the top of the skylight into the main spaces for nighttime usage. Light rays illuminating the vaults of the skylight would be cool.
I like Modern clean lines.
Integration of the skylights. Please check the standard sizes of available skylights and include those in your design. If you have a specific brand in mind, include the brand name, size etc. I like Velux. Also, I would like the skylights to open for ventilation. The ocean breeze comes from the northwest, so that would be great for cooling as the house does not have A/C.
Keep in mind, flow is very important. I have included the original plan of the house as well as the new plans after the wall is removed and laundry room is changed to behind the kitchen.
Color via Paint: most of the house will be white accented by the wood trim and floors. However the kitchen area could use some color. I like burnt orange, greys, blue greys, steel blue, light greens, more greyish green than primary or kelly green.
