1. Project Design
A. Unit needs to be 'blown up'. Taken down to the studs and rebuilt.
B. layout needs to be changed to a full two bedroom, two bathroom unit. Using open counters in the kitchen to bring light in and take advantage of the views.
A. We are looking for a modern 'white' look, paint, polished white flooring, shaker style white kitchen cabinets with glass inserts on top cabinets. Furniture and accessories to match.
B. project going live in one month after design phase.
C. Not necessary to be on site but online and phone would be great.
3. Design Considerations
A. Solid black boxes on floor plan are structurally highlighted. All other walls should be modified or removed, all interior walls are of cinder block construction.
B. The view is full window, direct shot of the Atlantic ocean, beach, pool, garden. Please see google maps for topography.
C. All living space and furniture placement should take the view into consideration.
D. Washer dryer should be stackable and worked into guest bathroom plan to take advantage of plumbing.
E Kitchen requires two separate sinks, two dishwashers, two microwaves, two convection ovens, two counter top electric ranges each pair of appliances should be separate to try and create the feel of two kitchens in one space. Plenty of kitchen cabinets. Appliances should be stainless steel except counter top ranges. Counters should be granite or stone.
4. Site visit
A. Local people are welcome during the competition to visit on prior notice so building concierge can be notified.
B. master bedroom should have king size bed with direct view of ocean, ok to be floating. Walk in closet should be designed to share for husband and wife. Separate tub and shower in master. Overhead ceiling light required.
C. Guest bedroom should have two separate full size beds and large closet if possible in bedroom, overhead ceiling light required.
D. Front entrance needs to be scaled down, maybe adding storage or counters
E. use existing dining room area and overhead light.
F. Living room should have pull out bed for more guests.
G. Duct work for kitchen must come back to vent on sink wall.
H. Flooring should be light (beach sand colour) or white
I. Washer/dryer in hall or in guest bathroom
A. Layout, plan, dimensions of the design should be finished to hand over to local architect to draw permits from city of Miami Beach, and to build a construction budget of 50 to 60 k for general contractor.
B. text, cad, drawings and and any other type of display is welcomed
C. Site plan is mirrored,kitchen on left not right etc.
D. Elevation is sixth floor of fourteen floor building. Ceilings are nine feet. Ninety amps is current electrical.
