We plan on remodeling the living areas of the home we recently purchased. The photos of the home reflect the taste of the current owners and not our taste.
According to our inspection, the current condition of the house is good and sturdy.
The problem with the current space is it does not reflect our taste and is need of updating. The current space has many different design concepts and we want to merge them all into one - modern.
We are remodeling this to be our dream home and one we live in forever. We plan on immediately remodeling the living areas as soon as the current owners move out in mid-June.
The goal of the space is to tear down the wall between the two rooms to create one large livable space. The wall there now was originally the exterior brick wall. When the informal living room was added, the owners left the brick wall “as is”.
In the current informal living room, we want to tear out the built in bookshelves. We also want to replace the windows looking out to the back yard with a more modern/contemporary look as the sun room will also be torn down so we can enjoy our view of the pool and backyard. The wood paneling will also need to come down. We want a cohesive look in the flooring for the two rooms, so the spanish tile will need to be replaced with wood floors.
In the current formal living room, we want to remove and replace the fireplace façade with something modern/architectural. We will need a spot for a plasma television somewhere in the new room and some storage.
When we get home from work or when my daughter gets home from school, we all like to sit and talk or watch tv together. My husband and I also like to sit and read. Althought the space should be comfortable, its important that its stylish.
I would love a "wall of windows" facing the backyard. Please note that although we live in Texas, we are not lovers of Western style.
The acordian doors leading to the ajoining bedroom need to be removed and that space walled in.
We will select the design we believe not only meets our criteria, but meets our needs as a family.

Deliverables would include a complete interior design plan, including room layout, recommended furniture, etc. If a realistic 3D rendering could be done, that would much appreciated.
Our approximate budget is $50,000 and that does not include the cost of furniture.
