I have a large back yard and would like to create a pool/patio/entertaining area. There is a deck off of my existing kitchen and a walk-out basement, both of which provide direct access to the proposed pool/patio area. Attached is a site plan (in 2 separate files) that shows the entire property. I've also attached one conceptual design that was done by a local landscape architect which should give you a good sense of the dimensions of the proposed patio and pool area. I happen to like various elements of this plan, but this is a big project and I want to get it right the first time so I would encourage you to show me the best solution as you see it. Currently, there is an old brick patio off of the walk-out basement and a grass lawn that slopes gently toward the rear of the property. I would want to take advantage of the grade by creating a two-level patio/pool area. I would like an area for food preparation (grill, etc.), entertaining, eating, lounging, etc. I would also like to incorporate a spa/hot tub into the design as well as a sun shelf with room for a couple lounge chairs and umbrella. Note that there is a utility easement that runs across the property. The center of the easement is 69' 4" off the back of the house and I need to keep any major hardscaping (pool, spa, etc.) 10' from the centerline, or 59' 4". I would be OK with encroaching on the utility easement if necessary to add paving, fencing, etc. as the chance of the municipality ever needing access to the easement is extremely rare and these things would be relatively easy and inexpensive to move and/or repair. I am open to suggestions on finishes such as pavers (natural stone or fabricated pavers, coping, tile, etc.). Plantings need to be deer resistant or they will be eaten (with the possible exception of those closest to the house). I would also like to see some ideas for replacing the two sets of double doors along the back of the house leading to the patio with more glass line to highlight the view of the pool area from the inside. I would also like to replace the spindles and railings along the existing deck and stairs and the lattice work around the bottom of the deck to give it a more upgraded and contemporary feel. For the remainder of the backyard outside of the pool/patio area, I was going to plant grass, and maybe have a half court-sized play area with a basketball net at one end. Any suggestions you wish to make for this area would also be appreciated but not required.
