The shape of the eye captures the vision of a new type of develoment, self sustained and autonomous, yet inviting to the outside world.

All other parts of the development are relating to the central green. The park creates an added value that makes the housing and commercial units attractive to possible buyers.
At a later stage the park can also be deveolped and densified with further apartment type dwelling units, that can be spread throughout the park to maintain the green heart of the development, but increase the possible capital gain generated from the development.
Therefore the first stage will create the image of the township and the second stage will grasp the full developmental potential of the site.
The concept consists of a frame of commercial buildings, that shadow off the housing units from the noise of the highway and give the develoment a high end address towards the street.
The buidling type is a very succesful type for midrise commercial unit buildings and can be executed in a more modern or traditional style.
In the succluded area of the development there are three types of housing units:
Midlevel dwelling units, built as duble houses or low rise apartment buildings.
High end house units, which have the standard layout for the area with a surrounding one way access road minimizing wasted space.
And High end residential villas which benefit from a pulled away quiet location in both cases with views of the surrounding greens and significantly bigger lots.
The entire area envisions car traffic, but also a significant ammount of bicycle and foot traffic which will also be promoted by the attractions in the park, that may even draw outsiders to enjoy an evening in the park and push the commercial potential of the promendae around the commercial mid rise buidlings.
The plan can easily be developed further in detail, to fully capture the potential of every single area.
