I must provide 1 covered parking space on my property in order to legally convert my existing garage into living space. I would like to add a 1-car, covered carport to my backyard which has alley access. The carport should be in compliance with the City of Los Angeles code. The car would enter/exit through a 2-way alley which is 15 ft in width (light traffic in alley). The separation from primary and accessory structure should be 6 feet. The carport must be 3ft from property lines. No “Compact” spaces allowed. Aesthetically, I would like it to resemble a pergola – but I am open to your creative ideas! If I can avoid a cement slab and go for a creative flooring (still in compliance with Los Angeles guidelines), I would like that. The backyard is 26’x40’ feet. I have a fence along the backyard/alley with a 12’ gate opening (2 x 6’ doors).
The carport will not always be used as just a carport. We will also utilize it for outdoor entertaining, patio, lounge, etc…
Surrounding landscape should be native, Southern California drought tolerant plants.
I live in R1 zone in Los Angeles. The most important thing is that the carport comply with the City of Los Angeles (see attachment Los Angeles Parking Lot Design). The carport should preferably be detached (but I am ok with attached if it works).
The design must comply with City Of Los Angeles zoning and building requirements. (See attachments)
1. Plot Plan according to Los Angeles requirements (see attachment: Los Angeles Plot Plan Instructions)
2. Plan must show parking space, turning radius and section to show the slope and drainage
3. Visualization of the finished project
4. CAD file (sketch? Other?) that I can share with a local builder
