Really like the layout, modern design, and materials in use. Would like to see the shower stall more enclosed with a door (it can be cold and drafty in our New England winters), but otherwise love that the shower and tub are separate. Might like to see the design have a few more traditional elements to it, rather than quite so modern, but could definitely still work. Likely would need to go with Variant 1 door location, as it is off the main hallway, and we would need access from the other bedrooms. Door location in Variant 2 would be from the master bedroom only, so not practical for other rooms to access.

This is my third place winner, the design is to modern for me but I plan on using some of the ideas so I felt they should be paid.
I am very grateful for your charming concept, also some board members found its style very suitable for our building. I admire your graphical presentation and that you have presented two options - with the canopy and without it. The board meeting results: on the overall so far the board haven't approved any of the submissions unfortunately, saying that all prospective vestibules and stairs take too much pavement space. I am trying to figure out how to make the structure narrower now...
The design is very nice. The configuration is unique and will have a very open feel. The only critique is that the downstairs WC is too close to the kitchen. Perhaps the storage area could serve as the WC instead?
Dear Arc 750, Thank you again for participating in my design/remodel project. Please know how much I appreciated the thought and creativity you put into my home project. Your condo layout was extremely thoughtful with amenities, (I particularly like the herb growing area and ballet barre) but in receiving cost estimates for the needed construction and demolition, it was on the very high end of my budget and significantly higher than that of the winning submission. Also, unfortunately, the design of the second floor made it a bit difficult to resell as typical three bedroom home without an additional significant investment (the bathroom layout and access being the main concern). Please allow me to express my gratitude to you once again as I truly enjoyed being immersed in your drawings of what could be... I appreciate the time and thought you put into my home. Original idea to make the island vertical. Copied the HGTV inspiration design. I am not sure it accomplishes the idea of allowing light into the space.
This design was a strong contender for a 1st place finish. Minimizing changes to areas where existing plumbing runs and where construction issues might arise (the thick wall protrusion where the closet is in the existing design) is great. However, the large amount of storage and good refrigerator placement are not enough to outweigh the American stigma of a bathroom opening into the kitchen. This design would work for me, however, the bathroom door opening into the kitchen would likely be a deal breaker for many potential renters.

I really like the stretch lighting on the ceiling. I am not a fan of the garage floor. I don't feel the green goes well with the garage. I like the cabinets
Innovative ceiling and lighting plan, like cabinets on each end of the bath. Have a dead spot behind shoe shelves. Storage areas on the wall opposite the sinks is inconvenient.
Your design was one of the first and introduced me to what was possible. I especially liked Var #2. Thank you! Your walk-in closet where nothing else seemed to fit was a good idea. I just had to find something where I (and any visitors) did not have to go through the bedroom to get to the bathroom. My final result (from 3 submissions) will have a smaller bedroom and storage space. I did use your round counter idea in the kitchen. Thanks for the jump start!
