Love your work and effort!! Great effort but competition was very tough. Meeting the project criteria was the critical point in terms of the maximum number of offices. Others have optimized the design and provided more. Also, in your design the lounge is open area which does not have the privacy factor. Thank you again for your effort, I look forward to working with you again and you will be invited for round 2 for perspective development.

There are too many exceptional design decisions to list here. The added dimension of the window seating on the front and garage door sides of the house is brilliant. Adds another visual dimension/layer to the house and kids are both thrilled to have a window seat. Two versions of the plan were provided, both excellent, which is much appreciated. This is the only submission incorporating the black cast iron door. But this design went beyond just including the door - it incorporated it into the overall design with the iron work on the top left window and addition of a black bench on the far left. Changing the middle garage door window into something elegant and decorative is another example of exceptional, thoughtful design work shown throughout this submission. The garage door side of the house incorporated a similar window seat, which was particularly beneficial since there was little visual interest without it. Also, the added window on the right side of the chimney - complementing the one on the left as well as the windows at the top in the back-facing part of the family room - balanced things out as I hoped. To top it off, Ferguson-sourced lighting was used and with the comprehensive material sourcing information from websites, etc. the design is extremely buildable. First rate job! Thank you, John
Pretty good design. Getting a double vanity is great and the make-up sitting area was a unique touch. The angled wall was a nice nod to the hallway behind the room. Overall, it was missing on overall aesthetic and seemed to be a bit cramped still.
A lot of great ideas happening at once. We are seeking a much simpler, almost minimalist design.
Dear friend, thank you for this submission. The trusses are a nice touch. They do not change the feeling of a funeral home at all yet. What else can we do with the shape of the covered entrance.
A nice design. I especially like the stepped patio, the clever storage in staircase. Love the idea garden beds up top! Some question about functionality of garden shed that needs floor fully clear so trap door can be raised. And I think the staircase would take up too much room inside an already small space. Perhaps better to enter from south side. But interesting idea. Graphical presentation great. Landscaping beautiful.
Do not like closet placement and it feels very boxy, not custom.
Great work!! very well thought out kept it simple but functional and easy to build with out blowing the budget out of the water I hope to work with this designer in the future
I like it, could you take the kitchen and make it an L shape instead of a U shape, then add an Island with a cook top so it is more open?
It is what I envisioned. Its seems practical and buildable. I like the breakfast bar and entrance into the kitchen. The illustration of the rook itself with the extended bay window was a great idea. Great job!
I really like the look you did here. The only thing I worry about is that the house faces north so as it is, I get very limited light into the front windows. I'm worried that the porch overhang will block some of my precious sunlight. On the other hand, it does solve the problem of giving cover from rain at the front door. All in all, very nice work.
This plan gives great perspective. And used the 1foot of garage space. The graphics could be prettier. We wish the washer/dryer could be stacked.
Not much innovation here. Added wainscoating (good) and separating wall with TV over toilet. We don't spend much time in the shower, so TV here doesn't work for us. Exposed beams seems retro and not appealing to us. Cabinets on sink are nicely done.

What a nice surprise. Very thoughtfully bringing in many elements. In fact, that cupola is very much Kentucky and a very nice touch. I especially love the circle drive and water feature. The breezeway looks great, but it is pretty wet and cold in Kentucky already, so I'd prefer to have an enclosed walkway; besides, I'm pretty treacherous on ice. Overall, I really am impressed. Would you be available for hire to execute the next phases of the project? And could you furnish your dwg files for the builder?
Very exciting and thoughtfully considerate of the features we value. The blue is not my favorite, and highlighting the sunburst is not preferable. Might even look at options to that sunburst. I think saving the red brick should be considered.. .the neighbor and the Historic Review Bd hope we do. And this treatment is good enough to save it.I love the courtyards in the front and the side yard. We love the canopy over the driveway and it's high enough that trucks could pass under. Overall, this is very smart, practical, buildable, affordable, and ranks very high with us.
Looks great! I really like the look of the awning and also the black finish on the wood. I think the pavers are great too. I think I would consider getting this built in steel and wood instead of just wood. As for functionality, I think the benches are in a strange position -- I don't think anyone would sit there facing the stairway and the garbage cans that are in the alley. I would probably just remove them from the plan which is obviously no big deal. Also, I would change the mailboxes to the locking type we typically use in Chicago.

Your design is almost what I wanted. Unfortunately, you put the kitchen sink and counter in the way of the trap door that has to stay open for spiral stairs or a lift. If the whole kitchen were shifted to the right, there's the problem of the vanity, etc. Your graphics helped me see a lot of what I wanted, but would have been clearer if you had left out the ceiling beams for the aerial views. It's a very skillful design, but it's not my vision of having a "pleasant tropical feel". Take away the palm trees and I can picture it anywhere in the U.S.. Also in my info section I had said I prefer less ornate over more ornate. This strikes me as more ornate. No question that it's a skillful design, but it is not what I am looking for. Thanks for submitting.
