Remodel of a two story house originally built in 1900 with last remodel probably in the 70's. Living space is 1,540 sqft. There is 880 sqft per floor. It has been well lived in and we are living in it now.
The house has two front doors with a long front porch. One door enters the family room space (529 sqft) and one door enters the kitchen space (351 sqft).
The Kitchen space includes a laundry space and a half bath. The family room space includes stairs to second level and a basement entrance. The upstairs has four bedrooms, a narrow hallway and a full bathroom.
Budget: $30,000 - $70,000
What I am looking for:
1 - Redesign the stairs that go to the second floor. The stairs to the second floor are steep and narrow. The home needs safe standard size stairs. I don't want to have to do anything to the outside walls since they have new siding and new windows. So the big challenge is how to do the new stairs and what is the effect on the layout of the rest of the house.
2 - Based on the stairs, redesign the layout of the main floor. The main floor needs kitchen, laundry, half bath, family room, entry space, and office nook. The kitchen should include an island bar, wall oven, stove, refrigerator space, dishwasher, entry to the backyard, cupboard pantry, and sink space. Laundry off the kitchen should include washer, dryer, storage for laundry supplies, and space to fold clothes. A simple half bath with toilet and sink. The family room needs a ceiling structure added for support to the second floor due to a chimney structure that was removed. Furnace pipes run from basement to attic which will need to be enclosed. There is a propane stove on the south wall of the family room. No formal dining or living room needed. The family room should include TV watching space, and space for a pub table and chairs. The entry space should include space for coat rack or hooks and space for shoes. The office nook should have space for sorting mail and working on a laptop.
3 - Based on the stairs redesign the layout of upstairs. The upstairs needs a full bathroom, two bedrooms, and one office space. The full bath should include a bath tub for bathing and showers, toilet, sink and vanity, and linen closet. One master bedroom big enough for a queen size bed, dresser, TV to view from the bed, and closet space. The second bedroom should be big enough for a double sized bed, vanity, dresser, and closet space. The office space should include room for hunting gear, example gun rack and re-loading bench, two computers, printer, and file cabinets.
The downstairs should be a functional fun area and the upstairs should be a private refuge.
My hobbies are mosaic art, craft sewing, and watching sports (Football, Nascar, and Baseball), and recently learned I like target shooting. I like farm tractors and I have a collection of tractor trophies. I like lighthouses and I have a couple pictures. I am prepared to camp with a camper in my backyard while my home is remodeled. I have dogs, a yellow retriever and an Italian greyhound. I like easy cooking. Love the wall oven. Would like an island in the kitchen. Need a dishwasher.
The bedrooms - I like the idea of a loft area upstairs open to the downstairs. I like the idea of Murphy beds for visiting guests.
I like unique things with function like a candle tree (Holds six candles with the whimsical look of tree branches and made of black iron).
Materials should be easy clean, easy care, and good for the climate of my location.
I'm not a fan of carpet but I do now live in the northeast so it's negotiable. I like the idea of area rugs. I would like to put in a vacuum system.
Colors: I have a small collection of M&M cookie jars and trinkets. I like red dish towels in the kitchen as accents. The family room should be fun and comfortable for close friends and family entertaining - Football blue accents. I do have a pub table and chairs which I love. A little wet bar would be nice.
Main bedroom - worn colors - Reading lights. Second bedroom for visiting daughter - Texas cowgirl fashionista.
Bathrooms - open to ideas - I don't mind the exposed pipes. The downstairs bathroom I would like to accent with sea turtles. The upstairs bathroom - Teal and Navy blue.
