I just purchased a condo in South Miami Beach and it remains almost completely empty, as it awaits remodeling. An old grandma lived in it and everything is old and outdated. Time to revamp almost everything, including:
-demolish right wall dividing it from living room, install an island in its place, which opens to the living room.
-install new stainless steel appliances, moving frig to wall opposite island
-new sinks, cabinetry, ceiling lights, granite countertops
-new 24" x 24" porcelain or travertine throughout living room, den, bedrooms, and whatever goes into bathrooms. I prefer that the floor pattern look "unrepeating." I am leaning towards an off-whitish color, but not sure yet.
-both are entirely too cramped. cant pop a squat easily in either place. need to be opened up
-completely remodeled w/ new vanities, tubs, toilets, showers, flooring (cool shower a plus, especially in master)
-walls between toilets and vanities to be removed
-wall put up between master BR and master vanity/bath
-ceiling LEDs to be installed in living room, kitchen, and both BRs. current switches used are DECORA style
-base moulding throughout
-wall between the two closets to be removed
-build new wall with door for bathroom
-ceiling fans installed in each BR
I'm looking for a modern look with expensive-looking but not necessarily expensive materials. I am not up-to-date on the best materials for the job. Please enlighten me. This is supposed to be a livable but fun place for 2 young men or women professionals. Also, the den should allow for a good chunk of it to be used as a workspace for a stock trader with a desk with 6 (3 horizontal by 2 vertical) 28" LCD screens to work in. Ceilings are probably around 9 ft high. In Miami, bright, lighter colors are better.
Green design is not a consideration. I want it to look cool. I like the style of the pics found in this unit: http://www.zillow.com/homedetails/1500-Bay-Rd-APT-1522S-Miami-Beach-FL-33139/72578940_zpid/. I have some flexibility with the budget, so provide me w/ cool stuff as long as it's not a fortune. So if this condo was a car, think BMW, not hyundai and not bentley. Please include materials that you confirm can be obtained in Miami at reasonable cost. I will not deduct points from you for taking risks on ideas I haven't thought of but ultimately don't want. Please be creative. This is for 35-65K GC job.
