I have a vacant lot that I need an initial concept for an apartment building/condominium building.
The lot over looks the park and is long and narrow which will be the first design challenge, as the view is the selling feature.
The second challenge will be parking for enough units. I have attached city by-laws to detail restrictions on this lot.
Initial conceptual plans submitted to the city are attached. These plans were rejected because the parking lot was not according to the city guidelines.
Please see city guidelines to correct the parking lot.
You can come up with a different plan from the existing one, but please note that we want:
- 2 levels of parking on the first 2 floors + 4-6 story building of living units
- 22-28 living units (combination of 1bd/1bath & 2bds/2baths)
- 1bd/1bath units should be 650-750sf
- 2bds/2baths units should be 950-1150sf
- 1 parking spot per unit
