I am submitting our design concept on your project that consists of an 1/8” scale “Preliminary Study Model” which we have photographed in as many angles as possible. It has been our practice once we have developed an as-built floor plan we then construct an as-built model as a design aid. The model is 95% accurate to the floor plans but the 2nd floor Master Bedroom area shows an exterior balcony that is no longer in the plans.
Additional submissions include the 2nd and 3rd floor “floor plans” which is our 3rd version. In all of the 4 exterior elevations I have not delineated any exterior finishes or colors at this point. I would still like to work in the “anchor” into the exterior design which I haven’t done yet but have some good ideas.
You will also find a 3rd floor roof plan that I sketched out freehand. It shows the hip-roof layout that we used on the final exterior design. It also shows how the same roof plan would work as a gable. The 3rd floor balcony areas, based on the combination of pitched and built-up roof has a 5’ overhang at the 3rd level.
I included a freehand section of the “Third Level” to show you how the 2 roofs work together. You can see the clearstory windows that will be operable for ventilation. I am also including a “Third Floor” “floor plan “Design Concept 2” which is also a freehand sketch showing an alternate location for your 8’ round bed.
If you will refer to the “Third Level Floor Plan”, you will see the view from the round bed is 116 degrees. On the “Second Level” you will see the view from the Master Bedroom king size bed is 110 degrees.
Both the “Second” and “Third Floor” wardrobe and bath areas are identical in design and stacked. The Master Bath also functions as a powder room on both levels.
The “Bar” at the “Second Level” is a complete indoor/outdoor kitchen and by means of sliding a sliding glass panel you can access the outdoor cooking area. I have included (2) Juliet balconies at both levels. The spiral stair remains and at the “Third Level” continues on up to what I have labeled as “Fly Bridge”.
I have a sketch forthcoming for the “Sky Bridge” area. I do not have it completed at this time.
At the “Bar” and “Media” areas I have a built-in curved couch that is attached to and is adjacent to the “Bar”. You can sit on the couch and view the TV screen as well as sitting at the “Bar” and viewing the TV screen. Both give you good viewing.
In the alternate design to the first layout I have separated the “Bar” from the “Sitting Area”. I have relocated the “Bar”. See the attached sketch I am sending tonight. It is only preliminary. The “Bar” will function identical to the “Second Level” “Bar”.
I have been in contact with other associates in your area who are familiar with your area construction costs. Keeping in mind your budget, I feel I can massage this last concept to fit within your budgetary goals. I am over on footage but I have calculated it several times and I know where I can cut. Any other stair design other than what I have shown makes any layout very difficult and I have never liked walking through rooms to get to other rooms
If I were doing this as my own personal project, I would want it to my criteria as you have indicated you want yours.
In my opinion re-sale value is very important and in this case the view is absolutely incredible and your greatest asset which should be utilized to the fullest.

We are also sending photographs of 3 models that were “view property orientation”. We are very familiar as to what is required to capitalize on a view such as yours.
I have hand lettered some dimensions for you, because as I already mentioned earlier, I couldn’t access the cad file. Additionally, through the design process we generated some basic structural design and did some preliminary framing plans so we are confident the design submitted works. The dimensions I submitted tonight are in the form of my original dimensioned work-up sheets done by hand. Sorry, we just ran out of time. We do all types of color presentations, renderings, interior and exterior color concepts. We normally don’t do a lot of rendering until the design concept is firm. This one fleshed out will look awesome.
